Tenant Information

Whether you are becoming a tenant for the first time, or you have rented property before, you will undoubtedly have some clear ideas with regard to where you want to live, how much you can afford to pay for rent and whether or not you are prepared to share accommodation with other people. Choosing the right letting agent is a positive first step to meeting your needs.

Please note that for your safety and peace of mind:

  • All of our managed properties are GAS SAFE REGISTER certificated, and inspected for electrical safety, and furniture fire safety
  • Security deposits (bonds) are held in a designated Client Account in accordance with recommended practice

Guide for Tenants

Our property matching service
The first step is to contact us to provide details about yourself and the accommodation you require. We will then search our database for suitable properties for you to view. Where we do not have a property matching your specifications we will log your details so that we can contact you when suitable properties have been sourced. It is wise to start looking at least a month before you wish to move, as the nicer properties are viewed and reserved quickly. Our tenancies are granted for a minimum term of 6 months.

Viewings
Viewings will be arranged at times to suit you, including evenings and weekends, and you will be accompanied to ensure we can give instant advice and answer any questions you have.

Reserving the property
Once you have decided on a property, you will need to reserve it by paying a referencing fee of £25
- this fee covers the administration costs of contacting your referees (normally your current landlord and employer) and is non-refundable. On successful completion of the referencing you are required to sign the tenancy documentation in order to hold the property until your selected check-in date.

References
As a minimum we will require satisfactory references from your employer (or college), and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor. In addition a credit check will be undertaken. We use the services of an independent referencing company to obtain and evaluate these references.

Rents
Rents are normally quoted per calendar month, and payable monthly in advance. You, as the tenant, are also responsible for Council Tax and Water Rates, TV Licence, Gas, Electricity and Telephone costs as well as any other services you engage during the tenancy. All rents are payable by bank standing order to our company bank account.

Deposit
A security deposit of a minimum of one months rent must be paid, and will be held by us as stakeholders in a secure client account throughout the tenancy term. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can you, the tenant, use the deposit to cover rent.

Fees
We charge £25 per applicant to cover referencing, legal and administration costs.
